Social media is an untapped tool for most home builders to connect with their audience, share
content, and build expert authority. But coming up with posting ideas for social media can
be very challenging, especially when you want to create engaging, relevant, and shareable
content. Here are seven great tips to help you generate time-saving and engaging posting ideas
for your social media channels.

Leverage User-Generated Content (UGC)

User-generated content is an outstanding source of content for your social media channels. UGC
includes content already created by your audience, such as photos, videos,
testimonials, and reviews. Sharing UGC on your social media channels helps to build your
community and shows your audience that you value their input and opinions. It’s also a
compelling way to grow engagement and broaden your reach on your social media channels.
Your fans/followers are already doing most of the work for you. Use that to your advantage.

Post Educational Content

Posting educational content is an excellent way to position your company as a thought leader and
expert authority in both your industry & your market. Educational content includes how-to

audience. It’s also a great way to highlight preferred vendors and partners. Plus, by

Today’s digital world is ripe with opportunities for almost any industry, but with so many platforms and options available, it can quickly become overwhelming. As a builder or contractor, you may wonder where you can get the highest return on investment (ROI) for your online time.

Creating a professional online presence can be a lot of work, but the rewards are worth it. Follow along to learn how to make social media one of your most valuable assets!

Choosing the Right Platforms

It all begins with choosing the right platform. Thankfully, there’s plenty of consistent data for builders and contractors regarding this. 

If learning how to choose the right social media platforms sounds interesting, our Facebook and Instagram Growth Guide would be an excellent read. 

However, if you prefer to skip to the end, we’ll happily tell you that there’s no doubt in our minds that you need to have an active Facebook business page and Instagram professional account. The ideal customer demographic for most builders and contractors uses these platforms daily, so you should utilize them to your advantage. 

Quality Photo Content

As a builder in the construction industry, you work hard for a living and are proud of the projects that you complete. The photos you take for social media posts should convey these characteristics to the viewers. Bright, crisp images will instill trust in your audience and show them you care about showing people your finished products. 

The good news is that even amateur photographers can create great social media posts. Bear these questions in mind when shooting a photo: 

  1. Is there good lighting, or is the subject of your picture too dim to capture properly?
  2. Is it clear what the picture is of?
  3. Is the picture in focus?
  4. Is there debris, garbage, or other unsightly things within view?
  5. If people are in the photo, do they look comfortable and natural? Are they acting appropriately?

Asking yourself those questions will help you develop an eye for a good photo when it’s in front of you. And since many photos can look underwhelming initially, you can download a free editor app like Snapseed to get each one just right. The preset filters will likely work for your needs, but playing around with the settings and creating your own filters can be a lot of fun. 

Building Trust

Because you’re working on your customer’s most significant asset, where they spend their life, a trusting relationship between you and the client is the key to successfully finishing. A well-run social media presence can aid in establishing this trust with people you’ve not yet met.

One of the most impactful ways to do this is to post positive client reviews on social media. This helps your followers see that people with similar stories to theirs have been delighted by your company’s work. 

Speaking With Authority

Authority is parallel with trust. Ideally, your clients will see you as an authority in your industry. 

The best social media strategies include regularly posting valuable, educational content that teaches your followers things they need to know to see their project successfully finished.

Your followers might be asking questions like the following:

  1. How long does planning, designing, and building my dream log home take?
  2. Which HVAC system will be the best choice for my needs and budget?
  3. I want a ranch-style home with a finished basement. What type of lot should I be looking for?
  4. How close to my property line can you build my dream addition? 
  5. What maintenance should I do around my house to prepare it for the cold winter months?

The answers to these questions may be obvious, but they won’t be to your ideal client. By giving them the answers to the questions they’re already asking or thinking, you’re proving to them that you are an authority they can trust to solve their problem. 

Answering the Tough Questions

As you’re building a strong social media presence, you will inevitably face tough questions and comments from customers like these:

  • How much does it cost to buy your product or service?
  • Mary from such-and-such says that you never called back after she left a voicemail.
  • Why aren’t you available immediately?
  • How come my order isn’t ready yet?

Having phrases like these on your business page sucks — but they’re opportunities in disguise. Learn to reframe them that way, and you’ll turn even the worst comments into a chance for redemption.

When faced with tough questions or comments, there are two ways to make the best of the situation:

  1. Respond with a comment along the lines of, “We’re so sorry about ‘XYZ.’ Sending you a message right now.” Then, send them a message to learn more about the situation or provide the answer to the question.
  2. Respond with a comment answering the question/tough statement. “The prices of our packages are all different and change based upon customer preferences. Would you like to be connected with our Customer Success Team to discuss the packages and options available?”

Whichever you pick, the key is always to do something! People will notice how you respond to tough questions and comments. You never know when a potential customer is watching — perhaps not even the person who made the original tough comment!

Actively Engaging

Much more goes into effective social media growth than simply putting a post up and forgetting about it. The real beauty of social media is engaging with your followers!

Someone should regularly monitor your page’s comments and messages to ensure you’re engaging promptly with users who take the time to engage with you. However, this doesn’t mean you must pay someone to sit and play on Facebook all day. It could be as simple as asking your spouse to watch for notifications or checking your accounts on your lunch break.

Active engagement shows that you care, which matters a lot to someone considering giving you a large portion of their life’s savings.

Consistently Posting

You must consistently attract and convert new clients through social media successfully. 

When you set aside time to post every week and are willing to do that week after week, you’ll begin to reap the benefits of a strong social media presence. That said, Facebook knows it can be challenging and time-consuming to post daily, so they created a free tool to do a lot of the heavy lifting for you called the Facebook Creator Studio.

In the Creator Studio, you can schedule your posts ahead of time to be posted on the day and time that you specify. You can even push content from Facebook to Instagram with only a few clicks, allowing you to do double the amount of posting at once.

The best Facebook and Instagram growth strategies include posting every day. We suggest using the Creator Studio and scheduling Sunday through Saturday on Facebook. Then, use the “Crosspost to Instagram” button and schedule those identical posts in the reverse daily order on Instagram. 

If you cannot create enough time or content for daily posts, then you can schedule Monday, Wednesday, and Friday on Facebook and crosspost those same posts to Tuesday, Thursday, and Saturday on Instagram. It’s less than ideal, but it’s certainly better than nothing.

Your social media presence will most likely be small at first. But staying consistent with it will produce exciting results down the road. Giving up will only erase all the effort you’ve previously put into it. 

Putting All the Pieces Together

You’ve decided that you should be active on Facebook and Instagram. You know the basics of taking good photos and editing them to perfection. You understand the opportunity to build trust with your audience and create authority for your brand. You’re willing to answer the tough questions, actively engage with your followers, and post consistently.

I came across a post this morning as I was sipping my daily cup of java while scrolling through my Facebook Newsfeed titled: The Top Instagrammed Design Destinations In The U.S. I immediately clicked on the link, and it got me thinking about Social Media Marketing. Social Media Marketing is all about content and getting potential customers to respond to your content; your content has to evoke curiosity and be aesthetically pleasing; your content must create a sense of reassurance and excitement and showcase your company’s culture – all at the same time. Just thinking about developing this kind of content daily can seem overwhelming, but I will let you in on a little secret…

Get personal with your brand!

Getting personal will do wonders for your brand. WARNING: POSTING YOUR PHOTO TO SOCIAL WILL NOT CAUSE CATASTROPHIC DISASTER. Many people are weary of posting photos of themselves on the Internet. Don’t be; this is what society was made for! I want to dive head-first into one of today’s most influential social media platforms, Instagram.

Instagram or “The Gram” – if you want to sound like one of those hip millennials (although they have the right idea) is a tool you should be using if you aren’t already. There is no better way to market your brand than by forming content that your audience can personally relate to, and Instagram is the perfect platform to capture that and create lasting relationships with potential customers.

Instagram 101:

BE REAL WITH YOUR BRAND

Post photos of you and your team interacting with clients and each other. Is the office dog doing something funny? Post it to The Gram! Are you a family-run business? Showcase your family and your family’s company values. People love to see that you are a real company with a relatable day-to-day – just like them.

BE INTERESTING

Nobody wants to see or engage in the same content flooding their newsfeed regularly. Be interesting. Are you planning a team activity? Post it to The Gram! Is an employee planning a fabulous vacation? Have them take a destination photo with a company sign or mascot. People like to see you having fun. At Power Marketing, we believe fun makes work better and makes it more comfortable when forming relationships with potential leads.

SHOWCASE ACCOMPLISHMENTS

Did your company receive a notable award? Post it to The Gram! Did you receive a glowing testimonial? Showcase accomplishments on your newsfeed; they don’t have to be huge accomplishments, either. Did your co-worker finally decide to shave his ‘No-Shave November’ trophy beard? OK, that Gram might be up for debate, but does Gram, your beard-free co-worker, receive a crisp $100 bonus for his incredible marketing talents?

DON’T BE AFRAID OF VIDEO

Videos are social media’s gift to us. They are influential, often viewed, highly attainable, and FREE! Recent statistics show that 4X consumers prefer watching a video about a product than reading about it (Source). Cisco projects that global Internet traffic from videos will make up 80% of all Internet traffic by 2019 (Source). Instagram Videos are only a few seconds long, so be creative! HASHTAGS ARE YOUR FRIEND

Hashtags, some people over use them, some people never use them, find your happy hashtag medium and USE THEM! Hashtags are a necessary evil and help categorize your content. Hashtags help potential customers see you and want to engage with your brand. Hashtags build trust. They help convey your message to your audience, capture leads, and make sales (which is the ultimate goal, correct?) So don’t be shy #buildyourbrand, get #creative, and #hashtag away!

It would be best if you dedicated time to browsing the Facebook pages of your identified demographics. Friend them. Follow them. Like and share their posts. This is the social media equivalent of walking around the room at a party, introducing yourself, and getting to know everyone. Failing to interact with others is the same thing as being a wallflower, and that simply isn’t going to help your business.

Social check-ins, as I like to call this process, can be performed anytime, anywhere. There is no rule of thumb on how often you should like and share posts, but this is one of those social media occasions where the more interaction you invest, the more exposure you gain.

  • Once you’ve logged into your Facebook Business Page, your first stop should always be to check your notifications.

  • If someone engages with you, respond and reciprocate.

  • Next, scroll through your timeline, liking and sharing posts placed by others.

  • When liking, you can select the original “thumbs up” icon or a variety of emoticons to convey how you feel about their post. Share posts with your friends/followers on your timeline for maximum exposure.

  • When sharing, you even have the opportunity to comment on the post. Another option is to comment on posts, which will show up on the Facebook user’s timeline.

These social check-ins will generate exposure, strengthen social relationships, and drive more clients to your Facebook page.

What To Post On Your Facebook Business Page

You want to share your communities, model homes, and the latest news regarding your homebuilding business with the world, but you must do so with a purpose.

Make sure every post includes the following:

  1. An engaging headline or interesting “lead-in.”
  1. A link takes your followers to a specific page on your website.
  1. An amazing image!

It’s important to note that when you place a link in your post, Facebook pulls an image from your site that will be visible on your timeline. These automatically placed images are often not the correct size and, worse yet, may not even be related to your post.

The proper image size for a Facebook post is 1200 x 627 pixels. Before you publish your post, you can delete the random image Facebook has pulled and place your own properly sized image.

What Not To Post On Your Facebook Business Page

You want to cast a wide net with your Facebook Business Page. That’s why it’s so important never to post anything that will alienate even the smallest percentage of your audience. Avoid hot topics such as politics, religion, gossip, etc. This is not the place for your personal views—this is your social media path to sell more homes!

One of the most overlooked benefits of your Facebook Business Page is the call to action button. This week I’m going to discuss how to place your CTA, the variety of options available as well as what I believe is the best selection for your homebuilding business.

Setting Up Your Facebook Business CTA Button

  1. Under your company’s cover photo, you will see the option to add a button.

2. By clicking on the blue button, you will be given several options. Being that you’re using Facebook as a sales tool, focus on the second item in the drop-down list, “Get In Touch With Us”.

3. Here, you will see even more options to choose from. Let’s focus on the choices that will drive as much traffic to your business as possible:

You can place your phone number using “Call Now,” enabling visitors to “click to call” directly.

You can place a link to your website using “Contact Us,” directing traffic to your homepage or any page of your site for that matter.

You can direct your Facebook audience to “Sign Up,” a great opportunity to provide them with a white paper in exchange for their contact information.

What makes your Facebook CTA button truly powerful is the option to change your specific call to action at any time. Rotating through the three suggested actions above is a great idea, gauging which button generates the best response.

Best Practices For Setting Up Your Facebook Business Page

Ok, let’s get into this week’s topic: Poor Use Of Social Media!

You likely know that you must have some type of social media presence (at least that’s what everybody says) but you’re not sure why. As a result you dabble with it, but without any measurable results.

Yes, you do need to be active with your social media. Buyers believe what others say about you more than they believe what you say about yourself. Social media allows those who know you to talk about you, tell others how they feel about you and even share your pictures and posts with others that don’t know you. It’s called ‘social proof’, and this, Dear Reader, is powerful stuff.

To be measurably effective, you need a consistent social media strategy – posting content that people love to see and share, and doing so regularly, at least a few times per week. The best social media strategies encourage interaction to get others talking. Quizzes, contests and polls – particularly when there are prizes or awards available – are great ways to get people involved while at the same time spreading your message. Each poll or question should drive traffic to a landing page or back to your website where you can capture contact information, then nurture their interest even further with an automated campaign. Social media, like all other marketing, is about building a list of interested prospects that are actively looking for your product.

What’s The Bottom Line?

Implications: You can spend time, money and energy on social media, but without a good strategy with a clearly defined goal, you’re not going to get much traction.

Solution: Understand what your buyers’ interests, which social networks they use, how you will get them to take action, and how much time it will take to manage your social media. Develop your strategy and budget, post consistently and measure your results.

There you have it. Being socially active is much more than simply setting up a Facebook page!

(Extra Tip: Don’t be too wordy or technical! Brief posts are easy to digest and more effective. Studies show that words such as where, when, would and should increase engagement as well. And, ALWAYS include names and photos of real people. Friends and family members will “Like,” comment or share a post if they see a loved one tagged on Facebook!)

Give your fans something they can’t resist, and they’ll be hooked! Utilizing contests, coupons, free trials and Facebook fan-only exclusives, you can raise interest in your online community and gain more exposure. Facebook reports that people participate 10% more on Fridays than any other day, so why not come up with creative Friday-only offers? Consider creating a prize package to boost your number of likes or raise awareness about a new product or service. When ThompsonGas opened its retail showroom, the propane company used Facebook to promote the news with exclusive discounts and giveaways. Prizes don’t have to be expensive — just something that people will want enough to “Like” your page, comment or generate buzz within their network.

Thanks to posts like this one, more than 400 customers signed up to win prizes in honor of ThompsonGas’ retail showroom grand opening.

A Picture Is Worth A Thousand Words, Especially On Social Media

Say you came across two Facebook posts — one a 5-10 line block of text describing the new iPhone 5 and its specs, the other an eye-catching photo of the new model in all its high-tech glory. Which would you click? While Twitter is all about words, Facebook is all about pictures! A picture attracts the eyes and sparks interest. Your status updates should include photos of your products, services and people behind the business as often as possible, capturing your fans’ attention and keeping them on the page.

Ask For Facebook Likes

Most fans are looking for a reason to engage online, and sometimes all it takes is a little nudge. Remember the old adage, “You’ll never know unless you try?” Don’t be vague with your call to action. Asking fans directly to “Like” a post, answer a question or share news will garner just the results you’re looking for.

(Extra Tip: Encourage feedback by asking questions that require a one-word response, as fans are more likely to respond.)

Facebook Is A Two-Way Street

Sometimes we forget that each “Like” is a real person with social and intellectual needs. Interact with your fans by asking questions, responding to their comments (even if it’s a quick “Thanks”) and showing your concern for their feedback. Think of it this way: if a customer called your office, would you ignore the call or answer the phone and respond. The same customer-centered approach should apply to Facebook.

(Extra Tip: When you respond to a comment or repost content, be sure to tag fans or businesses mentioned so they’re notified of your special attention.)

Take Advantage of Your Facebook Timeline

Facebook features a Timeline, a photo-heavy redesign that allows users to “time travel” through past photos and posts. While there were initial debates over the new look, businesses are seeing quite the marketing potential. Companies can use the sprawling cover photo space to sell their business, new product, promotion or enhance specific posts. A Milestone can be created to call attention to completed projects, awards or accomplishments. Use these tools to celebrate your work. You deserve it, and your fans will appreciate your accomplishments and dedication, as long as they know about them!

Boost Your Facebook Post

Amplify your brand with original Facebook advertisements. With Facebook Ads, you can target your fans’ friends — narrowing your message recipients by age group, gender and geographic area — and set bid prices, campaign budgets, test images and ad copy, and more. Other advertising opportunities like Sponsored Stories are messages that come from friends about their engagement with your page. These are highly effective because the ads reflect actual activity from friends, not just generic ad content.

Consistency Is Key For Facebook Success

If you’re going to use Facebook as a marketing strategy, do it well — and do it often. The message you send by NOT posting regularly can be greater than the one you send by delivering relevant posts frequently. If you give your fans the impression that you don’t care about your business, then why should they? To help budget your time and efforts, create a schedule (whatever works for you and your team — daily, weekly, etc.) and stick to it.

Integrate Your Facebook Campaigns

Facebook shouldn’t be your only marketing outlet; it should be used to complement other strategic marketing goals. If you’re doing a print ad, include a “Like us on Facebook” inset. Apps like HootSuite allow you to sync and better manage your Facebook updates with Twitter and other media outlets. And, of course, your company website should link directly to your Facebook page. Your campaign is sure to knock it out of the park the more integrated you make it!

Track Your Facebook Results

What good are your efforts without the proof that they work? Facebook makes it extra easy to track your efforts with tools like Facebook Insights, a set of analytics FREE to page administrators that tracks usage and interaction on your page. Gauge what content is most interesting and interactive, and leverage that to your advantage. A number of other tools — like PageLever, which measures engagement and boosts News Feed visibility, and Infinigraph, which pre-filters social media content to the most engaging and viral — help boost the impact of your Facebook marketing. Understanding your stats, having the right tools to measure them and applying their results will help you create more targeted and successful marketing messages.
